Terms of Service
Last updated October 28, 2026 · See also our Privacy Policy
1. Agreement
These Terms of Service ("Terms") are an agreement between you and Digi Pioneers Inc. ("we", "us") for the use of Smart Rental Dashboard at smartrentaldashboard.com (the "Service"). By creating an account or using the Service you accept these Terms. If you accept them for a business, you confirm that you are authorised to bind it. You must be at least 18 years old.
2. The Service
Smart Rental Dashboard is software for recording rental income and expenses, leases, utilities, mortgages, co-owner settlements, maintenance and documents, and for producing receipts and reports. Bank connections are optional and read-only.
We may improve and change the Service. If we remove a feature you materially rely on, we will give reasonable notice.
3. Not professional advice
The Service is a record-keeping tool. It does not provide legal, tax, accounting or financial advice. Tax-oriented reports (including the T776 workbook) are organisational aids for you and your accountant, not filed returns. Lease, notice and utility features are configurable templates and are not certified as compliant with the law of any province. You are responsible for your filings, leases and decisions; consult a qualified professional where needed.
4. Your account
- Keep your sign-in details confidential and turn on two-factor authentication. You are responsible for activity in your account.
- The workspace owner controls who is invited and what they can see and do. Removing a member removes their access.
- Tell us promptly at digipioneersinc@gmail.com if you suspect unauthorised access.
5. Free trial, subscription and billing
- New workspaces start with a free trial; no card is needed to start. When the trial ends, continue by choosing a subscription.
- Subscriptions are billed in advance, monthly or yearly, in Canadian dollars through Stripe, plus applicable taxes. They renew automatically until cancelled. If you subscribe during the trial, billing starts when the trial ends.
- You can change or cancel at any time under Settings → Subscription → Manage billing. Cancellation takes effect at the end of the current billing period. Except where required by law, fees already paid are not refundable, including for partial periods.
- If a payment fails, the Service keeps working for a 14-day grace period while Stripe retries. If it is still unpaid, the workspace becomes read-only until payment is made.
- We may change prices with at least 30 days' notice by e-mail; the new price applies from your next renewal after the notice period. You may cancel before it applies.
6. Your data
- You own the records you put into the Service. You grant us a limited licence to host, copy, process and display them only to provide and secure the Service for you, as described in our Privacy Policy.
- You are responsible for the accuracy of your records and for having the right to enter information about other people, including tenants, and for giving them any notice the law requires.
- You can export your data at any time. If your subscription ends, your workspace becomes read-only and remains available to view and export; we do not delete it because of billing. If you request deletion, it is permanently deleted after a 30-day cooling-off period.
7. Acceptable use
You agree not to:
- break the law, including privacy, consumer protection, anti-spam and residential tenancy laws, or infringe anyone's rights;
- upload malware, or content you have no right to store;
- try to access another customer's workspace, probe or bypass security, or overload the Service;
- resell or provide the Service to third parties other than the members of your workspace without our written agreement.
We may suspend access to stop a serious breach of these Terms or a security threat, and will tell you why unless the law or the situation prevents it.
8. Third-party services
Bank connections are provided by Plaid and payments by Stripe, under their own terms. We are not responsible for their services, for your bank's availability, or for errors in data they provide. Imported bank transactions are evidence only: nothing is recorded in your books until you approve it.
9. Availability
We work to keep the Service available and your data backed up, but it is provided without a guaranteed uptime commitment and may occasionally be interrupted for maintenance or reasons beyond our control. Keep your own exports of important records.
10. Disclaimers
To the extent permitted by law, the Service is provided "as is" and "as available", without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose and non-infringement. Nothing in these Terms limits rights you have under consumer protection laws that cannot be waived.
11. Limitation of liability
To the extent permitted by law, we are not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, revenue or data, arising from the Service. Our total liability for any claim relating to the Service is limited to the greater of the fees you paid us in the 12 months before the claim arose and CA$100.
12. Indemnity
You will indemnify us against third-party claims arising from records you enter, your use of the Service in breach of these Terms, or your violation of law or of someone else's rights.
13. Ending the agreement
You may stop using the Service and cancel at any time. We may end these Terms on 30 days' notice, or immediately for a serious breach. On termination you keep the ability to export your data for at least 30 days, unless the law prevents it.
14. Changes to these Terms
We may update these Terms. We will post the new version here with a new date and, for material changes, notify account owners by e-mail at least 30 days before they take effect. Continuing to use the Service after that means you accept the changes.
15. Governing law
These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there. The courts of Ontario have jurisdiction, except where consumer protection law gives you the right to bring a claim where you live.
